<p>For my blog today I wanted to talk with Colorado luxury homeowners who may be considering a short sale or another option for getting out from under your mortgage debt. Whether you can no longer afford your mortgage or have seen your balloon payment become too large to afford there are plenty of options for avoiding foreclosure. Also, given the weak housing market in Colorado over the past few years your luxury home may be worth considerably less than what you bought it for. It is important if you find yourself in this situation that your short sale agent has experience handling high dollar homes that reach in to the millions of dollars. To date I have been super successful in negotiating luxury home short sales to a reasonable property value with a qualified buyer willing to step in. On a recent Colorado luxury home short sale I was able to sell the property for five hundred thousand dollars less than what was owed on the mortgage with all deficiencies waived in order to protect the homeowner from any liability.

<p>Hello, this is Josie Apodaca with The Apodaca Team. I&#8217;m a short sale specialist in Colorado. If you&#8217;re searching around on the internet and looking for information about short sales, how to do a short sale or who to hire to do a short sale, then you&#8217;ve found the right video. It is very important that you do your research on the real estate agent that you are hiring to help you with a short sale. There are many agents that will list a home as a short sale, but there are not very many successful agents when it comes to closing the short sale. Unfortunately, there aren&#8217;t many real estate agents that take the time to get properly educated and learn about the short sale process by taking classes and finding the proper resources to learn how to negotiate and close short sales. Our team to date has successfully closed a little over 200 short sale files. We are familiar with all of the bigger banks as well as a lot of the littler banks and credit unions that are located here in Colorado.
<p>The first question that you really should be asking the real estate agent that you&#8217;re interviewing about the short sale is how many short sales they have successfully closed. Ask them whether or not they have staff to process that. We have a dedicated full time negotiator on our team; that&#8217;s all she does every day is negotiate our short sales and contact the lenders and sellers to keep them fully informed of what&#8217;s going on with the transaction. We also are very successful in our closing ratio so if we take a short sale, we&#8217;ll do a pre-qualification with you to see if it is actually going to be a viable solution for you because we don&#8217;t want to waste anyone&#8217;s time. We have a 93% closing ratio of all the short sales that we take.

If you are having trouble paying your mortgage each month or are already considering a short sale I want to help you avoid foreclosure and get out from under your mortgage debt.
<p>For my blog topic today I wanted to speak to those homeowners who may already be facing foreclosure or have received a notice in the mail. Many times Colorado homeowners have contacted me after the foreclosure sale process has already started and they want to know what their options are. There are several options available to a homeowner is this situation but it all depends on how much time we have until the sale date of your home. If there is only a few days until the sale your only option would be bankruptcy in order to stop the foreclosure through the legal system. However, if there is a couple of weeks or even months we can certainly get the short sale process started and possibly push back the foreclosure sale date of your Colorado property. If you happen to qualify for a government sponsored short sale program, such as HAMP or HAFA, you would stand a very good chance of avoiding foreclosure once your loan is reviewed.
<p>So if you are nearing foreclosure don&#8217;t give up you still have options for getting our from under your distressed property without ruining your credit. <p>Hi, this is Josie Apodaca in Colorado, your short sale specialist answering all of your questions regarding short sales. Today I&#8217;d like to share with you the foreclosure timeline for most of the counties in the Colorado area. I get asked this question a lot because people are unsure what to expect or what&#8217;s going to happen once they stop making their mortgage payments.
<p>For the most part, most lenders will send you several collection notices once you miss that first month&#8217;s payment; they&#8217;ll start to make phone calls to you and go through the normal collection process with you. After about three months of missed payments they will more than likely send you a demand letter or refer your file to an attorneys office and that&#8217;s how you know the foreclosure process is going to start. The attorney&#8217;s office will give you at least 20 days in a demand letter to catch up on your payments and get your mortgage back into good standing. If you don&#8217;t do that, then generally at the end of the 30 day timeframe they will file what&#8217;s called a Notice of Election and Demand with the county public trustees office for the county that you live in. Once they do this they will post a notice on your front door, so you will be aware that the process as started. The foreclosure sale date will be scheduled somewhere between 110-125 days from the time the Notice of Election and Demand has been filed.
<p>All in all, you can expect that once you stop making your mortgage payment until the time that your home actually goes to sale on the auction block will be five to six months. You don&#8217;t want to wait until the last minute to sell your home and do a short sale. Once the foreclosure process starts you&#8217;re working against the clock so it&#8217;s really important that you get help and advice early on in the process.

<p>Hi, this is Josie Apodaca and I am a short sale specialist in the Colorado area. Today I just wanted to share with you some information about Wells Fargo&#8217;s Fast Track Program. We have not seen very many of these programs run through the Colorado area right now, and quite frankly just because there aren&#8217;t a lot of real estate agents that know a lot about it. I am one of the few specialists that have been trained in this program and we have our own negotiating team that helps us process these files.
<p>So, if you have a loan with Wells Fargo that qualifies for the Fast Track program, we can help you with that. There are some great benefits to that program with a few of them being that they are offering seller incentives. You could be paid $3,000 to $5,000 dollars at closing at the successful closing of your short sale. Also, they are waiving all deficiencies, so that means that they will not try to pursue you for anything that is due after the sale of the short sale for that deficiency amount.
<p>Also, the process is much quicker and easier than a traditional short sale. We are seeing approvals in about two to three weeks on the short sales for the Fast Track program. They will most likely only require a hardship letter from you. So you would not have to keep updating your financial information either.

World Savings has recently joined together with Wells Fargo to create the Fast Track Program that will offer several new incentives to homeowners that are considering a short sale on their distressed property. The Fast Track program is a fairly simple process and I am proud to say I am one of the few agents in Colorado who already has experience working with this exciting new program. One of the benefits of this program for a seller is that it requires much less paperwork and income documentation than a normal short sale file. On top of this World Savings will also provide between three and five thousand dollars in relocation funding for completing the Fast Track program.

<p>I am a specialist with Wachovia short sales and am one of the few people in Colorado that have direct access to a specialized team within the departments of Wachovia so that we can get short sales done in a very timely manner. If you&#8217;ve been facing the dilemma of whether or not you should sell your property with Wachovia mortgage, you may have had an ARM that&#8217;s adjusted dramatically and you&#8217;re no longer able to afford the payments, please contact me today and we can talk about some of your options. Wachovia has put into place a fast track program for short sales that allows you to expedite the process within their system. You do have to have access to the specialty team in Chicago, which only a handful of realtors across the nation have that information and I&#8217;m one of them.

<p>For my blog today I wanted to talk about some great news for Colorado homeowners with a Wachovia Bank mortgage. Recently Wachovia has been sending out letters to Colorado homeowners letting them know of a new incentive program for completing a short sale. This new program put together by Wachovia and Wells Fargo is called the Fast Track program and offers some new incentives to homeowners who choose to complete a short sale. Through the Fast Track program you do not need to provide any income documentation and it is not required to be delinquent on your current mortgage. The only qualification for this program is that your home is worth less than what you currently owe on your mortgage. A program for homeowners with qualifications like this can certainly serve to help plenty of Colorado homeowners who are tired of paying their mortgage each month.

<p>Hi, this is Josie Apodaca with Keller Williams and the Apodaca team, your Colorado short sale specialists. A lot of our clients ask why they should try to go for a HAFA short sale or the making homes affordable government program for short sales. There are two major reasons why you want to push hard to get qualified for that program.
<p>The first one is that the lender will fully forgive you of the deficiency balance. You won&#8217;t have to worry about a deficiency judgment or them pursuing you for up to seven years after the short sale for that balance.
<p>The second reason is that they will pay you $3,000 at closing for relocation expenses. So there are three things that you must qualify for in order to be eligible for the HAFA program. The first thing is that it has to be your primary residence or your principle residence and you currently occupy that property or it cannot have been vacant for more than 12 months from the time that you submit for your short sale.
<p>The second thing is that your loan amount needs to be less than $729,750. Also the loan has to be originated before January 1, 2009. So if those three things apply to you, you should be able to qualify for the HAFA short sale program. A lot of our clients are turned down the first time that they apply for it so it is important that you fight for it and try to get it in the right department so you are appropriately evaluated for that program.
